What makes you different from other agents?

When it’s time to negotiate, I always have your best interests at heart. With years of experience and strong local knowledge of the Fargo–Moorhead area, I’ll help you make smart, confident decisions from the first showing to closing day. My goal is to make the process smooth, informed—and yes, even fun!

Do I need a contract to see a home?

Yes—as of 2024, all NAR members (which I am a member of) are required to have a written agreement in place before showing homes. This buyer representation agreement outlines our working relationship and ensures your interests are protected. There are a few agency options to choose from, and I’ll walk you through each to find the best fit.

How do inspections work? Does the home need to pass inspection?

A home inspection is your chance to learn about the condition of the property. It’s not a pass/fail test, but a detailed report. From there, we can negotiate repairs, request credits, or even walk away if needed. I’m here to help you navigate every outcome.

Should I make a low initial offer to leave room to negotiate?

While it’s tempting to start low, a fair and competitive offer often works better—especially in a strong market. If the seller counters, we’ll evaluate it together and determine what works best for your goals and comfort level.

How long does the home buying process take?

The closing date is negotiated in the Purchase Agreement but once you’re under contract, closing typically takes 30–60 days. The time it takes to find the right home depends on your needs and the market, but I’ll guide you every step of the way and help keep things moving.

What’s the difference between pre-qualification and pre-approval?

  • Pre-qualification is a rough estimate of what you might afford, based on information you provide.
  • Pre-approval involves a lender reviewing your credit and finances and gives you a more accurate loan amount.
    Pre-approval is stronger and often required when submitting an offer.

What is earnest money?

Earnest money is a deposit (usually 1% of the purchase price) that shows the seller you’re serious. It goes toward your down payment or closing costs. If the deal falls through for a valid reason (like inspection or financing), it’s typically refunded.

Can I buy a home and sell my current one at the same time?

Yes! Many people do. I can help coordinate both timelines—whether it’s aligning closing dates or writing contingencies into your offer—so the transition goes as smoothly as possible.

Do I need 20% down for conventional financing?

Nope! While 20% down used to be the standard, many conventional loans allow as little as 3–5% down, depending on your qualifications. Keep in mind that if you put down less than 20%, you’ll likely need to pay private mortgage insurance (PMI)—but that can often be removed later once you build enough equity. Does the seller pay your commission?

Traditionally, the seller pays the commission for both the listing agent and the buyer’s agent. However, the commission owed to our brokerage is outlined in your buyer representation agreement. We always work to negotiate for the seller to pay this amount. You would only be responsible for the commission if the seller chooses not to pay it—but this would be clearly discussed and understood well before you enter into a purchase agreement. Transparency is key, and I’ll make sure you’re fully informed every step of the way.

What are my costs as a buyer?

Buyer’s cost can vary but you can typically expect costs such as:

  • Down payment (varies by loan type)
  • Closing costs and lender fees
  • Earnest Money (goes towards your down payment)
  • Inspection and appraisal fees
  • Prepaid taxes, homeowners insurance, and interest
